This Indenture made this nineteenth day of April in the year of our Lord one thousand Eight hundred and fifty four. Between James F. Downs of Duck Creek Hundred Kent County and State of Delaware of the one part, and Samuel Durrah (n) of Dover Hundred County and State aforesaid of the other part Witnesseth That the said James F Downs for and in consideration of the sum of Five hundred and twenty five dollars good and lawful money of the United States of America to him in hand paid or secured to be paid by the said Samuel Durrah (n) before the sealing and delivery of these presents the receipt whereof he the said James F Downs doth hereby acknowledge and himself therewith fully satisfied contented and paid Has granted bargained sold aliened enfeoffed released conveyed and confirmed and by these presents Doth grant bargain sell alien enfeoff release convey and confirm unto the said Samuel Durrah (n) his heirs and assigns All the right title interest property claim and demand of the following described tract and parcel of land and premises Situate in the forest of Dover Hundred County and State aforesaid on the road leading from Kenton to Davis’s Cross Roads adjoining lands of William Dawson said Samuel Durrah’s other lands and others it being the same two pieces or Parcels of land No one and No Two, conveyed by Deed to the said James F. Downs by John Collins and Margaret his wife (negroes) and recorded  in the Recorders Office at Dover in Book ___ vol ___ folio ___ to which reference being had will more fully and at large appear containing seventeen acres and one hundred and fifty sq. Perches be the same more or less. Together with all and singular the buildings fixtures woods ways waters watercourses easements, tenements privileges  improvements and appurtenances to the said lands and every of these belonging or in anywise appertaining and the reversion and reversions  remainder and remainders rents issues and profits thereof and all the estate right title interest claim and demand and possibility of him the said James F. Downs at law or in equity to in or out, of the same and every part and parcel thereof, To Have and To Hold the said lands and premises  hereby bargained and sold or intended to be and every of them with the appurtenances unto him the said Samuel Durrah his heirs and  assigns. To and for the only proper use and behoof of him the said Samuel Durrah (n) his heirs and assigns forever. And the said James F. Downs for himself his heirs executors and administrators doth hereby further grant covenant and agree to and with the said Samuel Durrah (n) his heirs and assigns, that the said lands and premises hereby bargained, sold or intended to be, and every of them with the appurtenances against himself and against all persons claiming or lawfully to claim the same by through from or under him, unto the said Samuel Durrah his heirs and assigns, the said James F Downs shall ad will warrant and forever defend.
