This Indenture made this Eighteenth day of June in the year of our Lord one thousand eight hundred and thirty two by and Between Elizabeth Jackson free black woman of Dover in Dover hundred Kent County and State of Delaware of the one part and Stephen Gibbs a free Black man of Dover forrest in the hundred County and State of the other part. Whereas a certain James Harmon a free Coloured man late of the hundred County and State aforesaid lately departed this life intestate being at the time of his death Seized in his demesne as of fee to a certain tract or parcel land which he purchased from a certain Israel Peterson and who at the time of his death left an only Sister the Said Elizabeth Jackson as his only Heir at law.
Now this Indenture Witnesseth that the Said Elizabeth Jackson for and in Consideration of the Sum of three hundred and four dollars good and lawful money of the united States of America to her in hand paid by the Said Stephen Gibbs the Receipt whereof She the Said Elizabeth Jackson doth hereby acknowledge and herself therewith fully Satisfied contented and paid Hath granted Bargained sold released aliened enfeoffed and confirmed and by these presents doth grant bargain sell release alien enfeoff and confirm unto him the said Stephen Gibbs his heirs and assigns forever, All that tract or parcel of land Situate in Dover hundred (formerly called St Jone’s hundred) in the county of Kent and state of Delaware being the same tract or parcel of land that was conveyed to the Said James Harmon by the Said Iseral Peterson by Deed bearing date the fourteenth day of March in the year of our Lord one thousand eight hundred and Seven and recorded in the Rolls office at Dover in Book K vol 2 Folio 256 & Reference thereunto being had will more fully at large appear, which said Tract or parcel of land is butted and bounded as follows viz – Beginning at a State a corner of Randle Blacksheirs allotment which Stands on the South East Side of the road from thence extending north fourteen degrees and twenty three minutes west one hundred and Seven perches and Seven tenths of a perch to a corner from thence extending with Jane Blackshears allotment South fifty three degrees and fifteen minutes west one hundred and forty nine perches and four tenths of a perch from thence extending South fifty five degrees and thirty eight minutes east one hundred perches to a corner of Randle Blackshears allotment from thence North forty Six degrees East eighty two perches to the place of Beginning Containing Eighty Six acres and one hundred and fifteen Square perches of land be the Same more or less – Together with all and Singular the houses gardens orchards meadows Swamps Cripples marshes meadows pastures wood underwoods timber and trees ways waters and water courses Rights liberties Priviledges Hereditaments and appurtenances whatsoever thereunto belonging or in any wise appertaining and the Reversion and Reversions Remainder and Remainders Rents issues and Profits thereof and all claims and demands whatsoever. To Have and to Hold the Said Land and premises and all and Singular the Appurtenances thereunto belonging or in any wise appertaining unto the Said Stephen Gibbs his heirs and assigns to the only proper use and behoof of him the said Stephen Gibbs his heirs and assigns forever. and to and for no other use intent or purpose; And the Said Elizabeth Jackson and her heirs the Said land and premises hereby granted unto the Said Stephen Gibbs his heirs and assigns against her Self the Said Elizabeth Jackson and her heirs and against all and every other person or persons now Claiming or hereafter to Claim the Same or any part thereof by from or under her or her heirs Shall and will warrant and forever defend by these Presents _ In witness whereof She the Said Elizabeth Jackson hath hereunto Set her hand and Seal the day and year first above written.
