This Indenture, Made the nineteenth day of December in the year of Our Lord One thousand eight hundred and seventy one, Between James America, of the Town of Dover, Kent County and State of Delaware and Electora his wife of the one part, and Alfred Williams of the Town, County and State aforesaid of the other part,
Witnesseth: That the said James America and Electora his wife for and in consideration of the sum of Two hundred Dollars lawful money of the United States of America, to them in hand paid by the said Alfred Williams before the sealing and delivery of these presents, the receipt whereof is hereby acknowledged, Have, and each of them Hath granted, bargained and sold, aliened, enfeoffed, released, conveyed and confirmed, and by these presents Do, and each of them Doth grant, bargain and sell, alien, enfeoff, release, convey and confirm unto the said Alfred Williams his heirs and assigns, All that certain lot, piece or parcel of ground situated in the Town of Dover Aforesaid, and contained within the following lines to wit: Beginning at the corner of Queen and Division Streets in said Town and running thence along the line of said Division Street South seventy nine degrees West one hundred and fifty feet to a corner in the line of said Division Street, thence South eleven degrees and forty five minutes East fifty one feet ten inches to a corner, thence North seventy eight degrees and fifteen minutes East One hundred and fifty feet to the Western edge of Queen Street aforesaid; thence along said edge of said Queen Street North eleven degrees and forty five minutes West fifty feet to place of Beginning: Being the same lot, piece or parcel of land which was conveyed by Anna M. Morris to the said James America, by her Indenture of bargain and sale bearing date the sixth day of March A.D. Eighteen hundred and fifty Eight, and Recorded in the Office for Recording of Deeds &c, in and for Kent County aforesaid in Book O, Vol A page 69 &c, And is described as lot No 07, on a plot of lots laid out and sold by Joseph P. Comegye, said Plot is Recorded in the office aforesaid in Book K vol H, page 11.
And all and singular the buildings, improvements fixtures, ways, woods, waters, water-courses, rights, liberties, privileges, hereditaments and appurtenances to the said lot, piece or parcel land belonging or in anywise appertaining And the reversion and reversions, remainder and remainders, rents, issues and profits thereof and all the estate, right, title, interest, property, claim, demand and possibility of them, the said James America and Electora his wife and of each of them, at law or in equity, of, to, in, or out of the same, and every part and parcel thereof. To Have and To Hold the land and premises hereby bargained and sold, or intended to be, with the appurtenances, unto the said Alfred Williams his heirs and assigns, to and for the only proper use, benefit and behoof of him the said Alfred Williams, his heirs and assigns forever.

Be it Remembered, that on this Nineteenth day of December in the year of Our Lord one thousand eight hundred and seventy one, personally came before me Alexander Goodwin a Notary Public for the State of Delaware, James America, and Electora America, his wife parties to this Indenture, herein to me personally to be such, and severally acknowleged this Indenture to be their act and Deed respectively: And that the said Electora being at the same time privately examined by me, apart from her husband, acknowledged that she executed the said Indenture willingly without Compulsion or threats, or fear of her husband’s displeasure, Given under my hand and seal of office, the day and year aforesaid, Alexander Goodwin Notary Public
