This Indenture made the twenty second day of April in the year of our Lord one thousand eight hundred and sixty two. Between John Woodall of Little Creek Hundred Kent County and State of Delaware and Anna M his wife on the one part and Moses Merica of Dover Hundred in Kent County aforesaid of the other part, Witnesseth that the said John Woodall and Anna M his wife for and in consideration of the sum of two hundred dollars lawful money of the United States of America to them paid by the said Moses Merica before the sealing and delivery of these presents the receipt whereof and themselves thereof satisfied they the said John Woodall and Anna M his wife do hereby acknowledge have granted, bargained and sold given, enfeoffed, conveyed and confirmed and by these presents do and and each of them doth grant, bargain and sell, give, enfeoff, convey and confirm unto the said Moses Merica his heirs and assigns forever, All that small lot of Ground situate, lying and being in Dover hundred aforesaid, adjoining lands of Thomas Mifflin Moses Merica, William Walker, and Edwin O. Eceles containing about Four acres of Land be the same more or less, and which was conveyed to the said John Woodall by James M. Kerbin and Sarah A. F. His wife in and by a certain indenture made the tenth day of April in the year of our Lord one thousand eight hundred and sixty two with the appurtenances to the same belonging or appertaining, and the reversion, reversions, remainder, remainders, rents, issues, and profits thereof and all the Estate Field and claim, which the said John Woodall has or holds or can have or hold, and all the estate right and possibility of the said John Woodall and Anna M his wife into an inst of the same and every part and parcel thereof. To Have and To Hold the said aforementioned Messuage tenements and lot of about four acres of land and premises unto the said Moses Merica his heirs and assigns to and for the only proper use and behoof of him the said Moses Merica his heirs and assigns forever with the provision that the said John Woodall retains the right for himself alone, of free access through the same for the purpose of hauling woods or rails for his own use exclusively and the said John Woodall doth agree to put and keep two gates one at the front road adjoining the field of Edwin O Eceles, and one back opposite to the same opening into the woodland of Thomas mifflin. And the said John Woodall his heirs, executors and administrators does grant and covenant to and with the said Moses Merica his heirs and assigns that the aforesaid lot of Land and premises are free and clear of and from all encumbrances by him the said John Woodall done or suffered, and that the said John Woodall his heirs executors and administrators all the said land and premises to him the said Moses Merica his heirs and assigns against himself the said John Woodall and his heirs and all persons claiming or to claim from, through, by or under him or his heirs, shall and will warrant and forever Defend with the exception of the aforementioned privilege In Witness Whereof the said John Woodall and Anna M his wife have hereunto set their hands and seals the day and year herein mentioned. State of Delaware Kent County SS. Be it Remembered that on this twenty second day of April A.D. Eighteen hundred and sixty two personally came before me John Woodall and Anna M. His wife parties to this Indenture known to me personally to be such and severally acknowledged this Indenture to be their Deed, and the said Anna M being at the same time privately examined by me apart from her husband acknowledged that she executed the said Indenture willingly without compulsion or threaten or fear of her husbands displeasure Given under my hand S.
