This Indenture made this twenty seventy day of May in the year of our Lord one thousand eight hundred and twentysix between Samuel Taylor and Sarah his wife of Duck creek hundred Kent County and State of Delaware of the one part, and James Cook free negro of the hundred county and state aforesaid of the other part, 

Whereas a certain Catharine young by the death of her father James Robinson became Seized in fee among other peice or parcel of land which was allotted to her in the division of the Said James Robinson’s real estate under an order of the orphans court of Kent County of and to a certain peice of wood land Situate lying and being in Duck creek hundred Kent County and State of Delaware and contained in the following meets and bounds. Beginning at a Stake in the road by a gate corner for the cleared land allotted (in the division aforesaid) to Elizabeth Fortain and John and James Robinson and running from thence South five degrees and three quarters of a degree East eighteen perches to a corner of the said James Cooks land thence along the line there of South twenty nine degrees and thirty minutes East sixty six perches and three tenths parts of a perch to a Stone on a ridge corner thereof thence north Seventy nine degrees and three quarters of a degree East Eleven perches to a Stone Corner for the allotment of wood Land laid off to the Said Elizabeth Fortain thence along the line thereof through the wood, North twenty five degrees and three quarters of a degree west eighty three perches and eight tenths part of a perch to the road laid off for the use of the heirs of James Robinson afsd. thence south Seventy Six degrees and three quarters of a degree west ten perches and and two tenths of a perch to the place of Beginning containing and laid off for six acres and forty nine Square perches of land be the same more or less and marked on the plot of said division with the Letter L as will more fully appear by refference  being thereto had in the orphans court of Kent County afsd. And whereas the aforesaid Catharine young, by her deed of bargain and Sale bearing date the Sixteenth day of October in the year of our Lord 1824 conveyed to the said Samuel Taylor among other  peices or parcels of land the afore mentioned peice or  parcel of wood land bounded as aforesaid as will more fully appear by refference to the Recorders Office in and for Kent County in Book Y Vol 2d folia 38 & 39. being had. And the said Samuel Taylor and Sarah his wife are about to convey the aforesaid peice or parcel of wood land to the Said James Cook.

Now this Indenture witnesseth that the Said Samuel Taylor and Sarah his wife for and in consideration of the Sum of Sixty dollars lawful Money of the united States of America to the Said Samuel Taylor in hand paid or Secured to be paid by the Said James Cook at or before the Sealing and delivery of these presents the receipt whereof the Said Samuel Taylor and Sarah his wife doth hereby acknowledge and themselves there with fully Satisfied contented and paid hath granted bargained  and Sold released enfeoffed Conveyed and Confirmed and by these presents doth grant bargain and sell release enfeoff convey & confirm to him the Said James Cook and to his heirs and assigns forever all the before mentioned peice or parcel of land Said to contain six acres and forty nine  square perches be the same more or less, and contained within the meets and bounds mentioned in the recital of these presents together will all and singular the fences woods timber and trees ways wars water Corses rights liberties privileges hereditaments appurtenances and improvements belonging or in any wise appertaining with the reversion and remainders yearly and other rents issues and profits thereof To Have and to Hold all and every the lands tenements and appurtenances herein described and every part and parcel thereof to the  only proper use benefit and behoof of him the Said James Cook his heirs and assigns forever and to and for no other use intent or purpose whatsoever. And the Said Samuel Taylor and Sarah his wife for themselves their heirs executors and administrators and every of them doth covenant grant and agree to to and with the Said James Cook his heirs and assigns by these presents that he the Said Samuel Taylor and his heirs all and singular the said six acres and forty nine Square perches of wood land hereby granted bargained and Sold with the appurtenances unto the Said James Cook his heirs and assigns against them the Said Samuel Taylor and Sarah his wife their heirs or either of their hers and all other persons claiming or to claim from through by or under them or either of them their heirs or either of their heirs will warrant and forever defend by these presents. In Testimony whereof the Said Samuel Taylor and Sarah his wife hath hereunto set their hand and affixed their Seals the day and year herein first written. Samuel Taylor {seal}. Sarah Taylor {seal}

State of Delaware Kent County Sst.  Be it Remembered that on the twenty seventh day of May in the year of our Lord one thousand Eight hundred and twenty Six Before me Isaac Davis one of the Judges of the Supreme Court for the said State Personally appeared Samuel Taylor and Sarah his wife in the within Indenture named and Acknowledged the Said Indenture to be their act and Deed respectively and desired it might be recorded as such, And the Said Sarah being by me privately Examined Seperate and appart from her Said Husband did acknowledge that She became a party to the Said indenture of her own free will and accord without being induced there to by any fear threats or compulsion from her said husband In Testimony whereof I have hereunto Set my hand the day and year last aforesaid.
