This Indenture, made the Nineteenth day of October in the Year of our Lord One Thousand Eight Hundred and forty Seven, Between Jonas Richardson of the City of Wilmington in the State of Delaware Colored Man of the first part and Jacob M Richardson, of New York City, in the State of New York, Colored Man, (Son of the said Jonas) Of the Second part, Witnesseth that the said Jonas Richardson, for and In consideration, of the sum of, Five hundred and Sixty Dollars, Lawful money of the United States of America, unto him well and Truly paid by the Said Jacob M. Richardson, at or before the sealing and delivery of these presents, the receipt whereof is hereby acknowledged Hath granted bargained, sold, aliened, enfeoffed, released, conveyed and confirmed, and by these presents doth grant, bargain, sell, alien, enfeoff, release, convey and confirm unto, the said, Jacob M Richardson and to his heirs and assigns, All that certain Tenement or Lot of Land with a frame dwelling House thereon, Situate in the said City of Wilmington in the following described manner, to wit, Beginning at the intersection of the Easterly side of Walnut Street, and Southerly side of Sixth (late Hanover,) Street thence along said side, of Walnut Street, South thirty two degrees west Twenty five feet to a corner of Land late of John Sperry, now of John Henry’s Heirs, thence by a Line of said Land Eastwardly parallel Six Street, fifty feet to a corner of Land of or late of Charles Bohannen, thence with a Line of that Land Northwardly parallel with Walnut Street, Seventy five feet to the Southerly Side, of Sixth Street aforesaid, and thence thereby North fifty eight degrees west fifty feet to the place of Beginning, be the contents within said Bounds, more or less. (Being the same Land and premises of and in which the said Jonas Richardson became Lawfully seized in fee, by a Deed of conveyance under the hands and seals of Benjmin Webb, and Caharine his wife which bears date the 25th day of the Twelfth month, (December) A.D. 1823, and is recorded in the Office, for Recording Deeds &c. In and for New Castle County, State of Delaware, in Book N, vol 4 page 185 &c as by reference thereunto will appear, the said described Land and premises, with the improvements and appurtenances, being hereby made subject nevertheless to the charges expenses and attentions incident, to the following reservations, to wit, the entire proper maintenance or support of the grant, Jonas Richardson, during the remainder of his Natural life; and the necessary and proper care and aid on the part of the grantee, Jacob M Richardson, his heirs Executors, administrators and assigns, of his two sisters, Wilhelmina and Rebecca, Daughters of the said Jonas Richardson, especially with regard to their clothing and Education, whilst they respectively remain under the age of Eighteen Years, and unmarried, Together with the Houses, buildings and fences, on said Lot, and all and Singular the improvements, ways, waters, watercourses, rights, liberties, privileges, hereditaments and appurtenances Whatsoever thereunto belonging, or in any wise appertaining; and the reversions, and remainders, rents issues and profits thereof, and all the estate, right, title, interest property claim, and demand whatsoever of the said Jonas Richardson (except as before mentioned and reserved) in Law equity, or otherwise heresoever, of, in, and to the same and every part and parcel thereof. To have and to hold, the said Tenement or Dwelling House, and Lot of Land, improvements hereditaments and premises, hereby granted, or mentioned and intended so to be, with the appurtenances unto the said Jacob M Richardson his heirs and assigns to and for the only proper use and behoof, of the said, Jacob M Richardson his heirs and assigns forever, subject and charged as, above mentioned and the said parties of the first part doth hereby covenant, promise and agree for himself his heirs, Executors and administrators, that he and they shall and will warrant the said bargained Tenements and Premises, unto the said party of the second part his heirs and assigns, and forever defend the same and every part thereof against him the said party of the first part, and his heirs, and against all and every other person and persons whatsoever Lawfully claiming or to claim by, from, or under him, them or any of them, Except as to the reservations and charges above mentioned.
